Top 7 Garage Conversion Trends in San Francisco for 2026

By Solid Bay Construction SF | Updated 2026

Garage conversions have been one of our most-requested project types for years, but what homeowners actually want to build has shifted. Here's what we're seeing on current projects.

1. Rental ADUs for extra income

Still the single most common request. Under current California ADU law, most SF properties can convert an existing garage to a full accessory dwelling unit by right, without a discretionary hearing — and with SF rents where they are, a legal garage ADU can meaningfully offset a mortgage.

2. Home gyms replacing storage

Instead of a rental unit, a growing share of clients want their garage converted into a dedicated home gym — rubber flooring, mirrors, proper ventilation, and enough electrical capacity for real equipment. It's a smaller-scope conversion than a full ADU but still requires permits for any electrical and structural changes.

3. Flexible home office and studio space

With remote and hybrid work now permanent for many SF professionals, a garage converted into a proper home office — separated from the main house, with its own entrance — is one of the most popular mid-size conversions we build.

4. Multi-generational suites

As Bay Area housing costs push adult children and aging parents to live together longer, we're seeing more garage conversions built specifically as a self-contained suite for family — its own bathroom and kitchenette, but designed to feel like part of the household rather than a rental unit.

5. EV charging and storage optimization for garages that stay garages

Not every garage gets converted. For homeowners keeping their garage as a garage, the trend is upgrading the electrical panel for a dedicated EV charging circuit and rebuilding the storage layout around it — often the more practical choice for a household that still needs off-street parking.

6. Indoor-outdoor media and entertainment rooms

Garages that open onto a backyard are increasingly converted into media or entertainment rooms with a garage-door-style glass wall that opens the space fully to the outdoors — blurring the line between indoor and outdoor living in SF's small-lot backyards.

7. Legalizing existing unpermitted conversions

A significant number of SF garages were converted informally, without permits, years or decades ago. We're doing more work now to bring these spaces up to code and get them properly permitted — important both for resale and for actually being able to use the space as livable square footage.
