ADU Guide · SF & Marin
By Solid Bay Construction SF | Updated 2026
Most ADU content focuses on rental income potential. But a large share of the ADUs we build in San Francisco and Marin aren't rentals at all — they're for an aging parent, an adult child, or a caregiver living close to family. That changes the design priorities significantly.
Under California Government Code §65852.2, cities generally cannot require owner-occupancy of the primary residence for most ADUs (a change from older rules), cannot impose minimum lot size requirements for a single ADU, and must allow at least one ADU by right on most residential lots — which is why family ADUs have become such a common solution for multigenerational households in expensive markets like SF and Marin.
| Size | Typical Layout |
|---|---|
| 400–500 sq ft | Studio with kitchenette, accessible full bath, covered entry |
| 600–800 sq ft | One bedroom, full kitchen, accessible bath, small living area |
| 800–1,000+ sq ft | One bedroom + den (for a caregiver or visiting family), full kitchen and bath |
Because a family ADU isn't generating rental income, some homeowners use a HELOC or cash-out refinance rather than lender programs that specifically underwrite against projected rental income. Factor this into your budget conversation early, since it can affect the scope you can afford.
