Systems Guide · San Francisco
By Solid Bay Construction SF | Updated 2026
A large share of San Francisco's housing was plumbed before modern copper and PVC became standard. If your home hasn't had a full re-pipe, there's a good chance some of the original plumbing is still in service — and renovation is usually the most cost-effective time to address it.
Discolored or rust-colored water, noticeably low pressure at multiple fixtures, recurring drain backups, or a plumber recommending "spot repairs" more than once in a few years are all signs that the underlying system — not just one fixture — needs attention.
| Scope | Typical Cost |
|---|---|
| Full re-pipe (supply lines, single-family home) | $12,000–$25,000 |
| Sewer lateral replacement | $8,000–$20,000 |
| Water heater to tankless conversion | $4,000–$8,000 |
Once walls are already open for a kitchen or bathroom remodel, the incremental cost of re-piping the rest of the home drops significantly compared to doing it as a standalone project later — you're not paying twice to open and re-close the same walls. Sewer lateral inspection is also required by SF's Sewer Lateral Ordinance at time of sale or major remodel in many cases, so it's worth addressing proactively rather than being forced into it during a transaction.
