Sausalito Waterfront Renovation Permits: What Homeowners Need to Know

By Solid Bay Construction SF | Updated 2026

Sausalito is one of the Bay Area's most visually stunning communities to renovate in — and one of the most procedurally complex. Waterfront and near-shoreline projects answer to more than just the standard city building department.

Who Reviews Your Project

City of Sausalito Building Division

Handles standard building permits for structural, electrical, plumbing, and mechanical work, same as any Marin jurisdiction.

BCDC — the Bay Conservation and Development Commission

Projects within BCDC's jurisdiction — generally within 100 feet of the Bay shoreline, on fill, or on floating homes — may require a separate BCDC permit or exemption determination before city permits can be finalized. This is the step most homeowners don't anticipate, and it can add meaningful time to the front end of a project.

Sausalito Planning Department

Reviews design, height, and view-preservation considerations that are taken especially seriously in a town built almost entirely around water views.

Waterfront-Specific Construction Considerations

Planning Your Timeline

Because of the additional review layers, waterfront and shoreline-adjacent projects in Sausalito should plan for a longer pre-construction phase than a comparable inland Marin project — often several additional weeks to months depending on whether BCDC review is triggered. Starting the permitting conversation early, before finalizing design, avoids redesign after the fact.
