Cost Guide · San Francisco
By Solid Bay Construction SF | Updated 2026
Demolition is the first phase homeowners actually see — and in San Francisco, it's rarely the bargain people expect. Between disposal fees, potential asbestos survey requirements, and the city's density, demo costs more here than almost anywhere else in the country.
| Scope | Typical Cost |
|---|---|
| Single room (kitchen or bath) strip-out | $3,000–$8,000 |
| Interior wall removal (non-structural) | $1,500–$4,000 |
| Full interior gut, single unit | $15,000–$35,000 |
| Full structure demolition (rebuild) | $40,000–$100,000+ |
A proper demolition bid should include debris bin rental, hauling and disposal fees, any required hazmat survey and abatement coordination, and protection of areas not being demolished (flooring, adjacent rooms). If a bid seems unusually low, confirm disposal fees aren't being quoted separately later.
It's tempting to save money with an unlicensed demo crew, but demolition is also when hidden issues — old wiring, water damage, structural surprises — get discovered. Having your general contractor's own crew or a licensed subcontractor handle demo means those discoveries get documented and addressed immediately, rather than creating disputes later about what was already there.
