Historic Fireplace Restoration & Conversion in San Francisco Homes

By Solid Bay Construction SF | Updated 2026

An original fireplace is one of the character-defining features in San Francisco's older housing stock, but decades of disuse, prior "improvements," or simple deferred maintenance often leave them non-functional. Here's what restoring or converting one actually involves.

Step 1: Structural and Safety Assessment

Restoration Options

ApproachWhat It Involves
Wood-burning restorationReline the flue, repair firebox, bring to current code for clearances and damper function
Gas insert conversionInstall a sealed gas insert or log set — far easier maintenance, works even with a compromised original flue in many cases
Electric insert conversionNo venting required at all, lowest cost, purely aesthetic flame effect without real heat output in most models

Preserving the Historic Surround

The mantel, tile work, and surround are often the most visually significant part of an original fireplace, and in most conversions these can be preserved even when converting the firebox itself to gas. Original tile (especially Batchelder or similar decorative tile common in Bay Area Craftsman and Edwardian homes) should be assessed by someone experienced with historic tile before any surrounding demolition, since replacement pieces that match are difficult or impossible to source.

Permits and Code

Converting to gas requires a plumbing/mechanical permit and inspection for the gas line and appliance; wood-burning restoration work involving the flue or firebox structure typically requires a building permit. San Francisco also has Regulation 6 restrictions on new wood-burning devices in some circumstances — if you're restoring an existing legal wood-burning fireplace rather than installing a new one, different rules typically apply, but it's worth confirming with DBI before finalizing your approach.

Cost Expectations

ScopeTypical Cost
Chimney inspection & sweep$300–$600
Flue relining$2,500–$7,000
Gas insert conversion (with line run)$4,000–$10,000
Full firebox & surround restoration$5,000–$20,000+ depending on tile/masonry scope
