Structural Guide · San Francisco
By Solid Bay Construction SF | Updated 2026
Most of San Francisco's housing stock is 80–100+ years old, sitting on foundations that were never engineered to modern standards. Here's how to recognize a real foundation problem early, before it becomes a much larger repair.
Any one of these alone isn't necessarily urgent — but several appearing together, or worsening over a few months, is worth having assessed before it's ignored into a bigger repair.
Much of San Francisco was built on a mix of bedrock, sand, and reclaimed land, with foundation quality varying block by block. Homes built before modern seismic codes often have shallow, undersized foundations that were adequate for their era but weren't designed for today's loads — especially once a home has had additions, a converted garage, or a new story added over the decades without corresponding foundation upgrades.
| Repair Type | Typical Cost |
|---|---|
| Crack injection / localized repair | $15,000–$30,000 |
| Partial foundation reinforcement or underpinning | $30,000–$60,000 |
| Full foundation replacement | $60,000–$80,000+ |
Foundation repair addresses existing damage or deterioration. Seismic retrofit — cripple wall bracing and foundation bolting — is a separate, proactive upgrade to help the structure perform better in an earthquake. Many projects combine both when foundation work is already underway, since it's far more cost-effective to do them together than as two separate projects years apart.
